Ferncliff Project

Designed by Kriegh Architects and developed by the Housing Resources Board, the Ferncliff project sits on 6.2 acres and will consist of new quality affordable homes featuring innovative ideas in sustainability, green building design and low impact development.

The Ferncliff project will be developed in three phases. We will be breaking ground in 2011 on phase one. Phase two and three will follow. The north 3 acres of the property are scheduled to be donated to HRB in 2013.

HRB received the land for the Ferncliff project as a pledged donation in 2007 and will hold it in trust for the community to provide affordable housing for perpetuity. As a CLT, HRB is able to sell homes on the land at a price affordable to moderate wage earners and leases the land to the purchaser with a long-term renewable lease.

City Permitting Process

The Ferncliff project is currently undergoing the conditional use plan process through the City of Bainbridge Island. Part of this process is to get final approval of our HDDP status. The HDDP (Housing Design Demonstration Project) ordinance was passed last year by the city council as incentive for developers to provide innovative affordable and sustainable projects. Our estimated timeline for HDDP acceptace is later this month or sometime in March.

After the conditional use permit is approved the formal permitting process will begin for the site plan. There will be a number of formally scheduled public meetings and hearings before the planning commission in this stage. We will keep you posted as to when these meetings are scheduled.

Ferncliff Tree Assessment

In May of 2008, the Housing Resources Board CLT hired arborist Katy Krokower to provide a tree assessment for the Ferncliff property.
